Lloyd Companies Announces Plans To Prepare The Block5 Site For Construction

Dale Tech, Rapid City Public Works Director, approved Lloyd Companies’ logistics plan regarding the removal of parking spaces on St. Joseph Street and the complete closure of 6th Street from the alley north to St. Joseph Street outlined in Lloyd Construction’s traffic plan on Sept. 2, 2022.

Block5 construction fencing will be installed early in March 2023 and mark the start of the following closures.

  • Parking spaces on the south side of St. Joseph in between 5th and 6th street will be barricaded and removed from service for the duration of the project (24 months).

  • 6th street will be closed for the duration of the project between St. Joseph and south to the alley middle of the block between St. Joseph and Kansas City Street. North/South traffic on 6th street at this area will be detoured to 5th and/of 7th street.

  • All pedestrian access to perimeter sidewalks in the construction zone will be eliminated during the project duration (24 months) Pedestrian access on the west side of 6th street will remain open.

  • The alley behind the Block 5 project will remain open throughout the project for deliveries and pick-ups at adjacent properties.

  • The construction fencing will remain up for the duration of the project.

Scheduled Milestone Dates
  • March 2023 – Construction commences.

  • August 2023 – Precast concrete installation begins.

  • February 2024 – Parking garage completion.

  • October 2024 – Projected hotel completion.

  • March 2025 – Apartment completion.

The Block5 development, a mixed-use development, is constructed, built, listed and managed by Lloyd. The site will consist of a Hyatt Place hotel, more than 131 lofts and retail space on the first floor designed to transform part of downtown Rapid City.

Block 5 helps fulfill a broader vision for downtown Rapid City and the community as a whole, said Tom Johnson, president and CEO for Elevate Rapid City.

“The community identified how we needed a mixed-use plan that accommodates retail, as well as a high-end business travel-oriented hotel and downtown living,” he said. “This just hits all three out of the park and is going to contribute to bringing Rapid City into a new era where downtown is a place to live, a place for business travelers and a bigger part of a thriving community.”

Located along St. Joseph Street between Fifth and Sixth streets, Block 5 Lofts will bring much-needed urban living opportunities to the community along with a 117-room Hyatt Place that will include a ballroom and meeting space.


Additionally, Block 5 will offer more than 7,746 square feet of first-floor retail space and include 330 parking spaces.
